Ras Al Khaima, 17th Jan 2026: UAE-based real estate developer Ardee has officially broken ground on its AED 2 billion Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, marking the start of one of Ras Al Khaimah’s most anticipated beachfront developments.

The on-site ceremony signals the transition from planning to active construction, with piling works now underway following the successful completion of enabling works. The project spans nearly 1.2 million sq. ft. of gross floor area, covering both branded residences and the integrated luxury hotel.

Piling is expected to be completed by April 2026, after which the project will move into full-scale construction. The overall development is scheduled for completion in 2028.

This marks the first project within Ardee’s 5.6 million sq. ft. masterplan for Al Marjan Island, setting the tone for the developer’s long-term vision for coastal living in Ras Al Khaimah.

The development will feature 519 Fairmont-branded residences and townhouses, four signature sea villas, and a 250-key Fairmont hotel, positioning it among the largest branded waterfront projects in the emirate.

Designed around resort-style living, residents will have access to private beach areas, multiple swimming pools, wellness and fitness facilities, curated dining spaces, and social zones, along with seamless connectivity to the adjacent Fairmont hotel — blending residential privacy with hospitality-led convenience.

Commenting on the milestone, Romeo Abdo, Founder of Ardee, said the project represents a foundational step in the company’s UAE growth strategy, aimed at delivering long-term quality, design excellence, and sustainable lifestyle communities.

From the destination side, Marjan, the master developer of Al Marjan Island, reaffirmed its alignment with Ras Al Khaimah’s broader ambition to evolve into a global hub for luxury living, tourism, and real estate investment.

Fairmont’s leadership also highlighted the project’s potential to become a vibrant coastal social destination, combining hospitality, lifestyle, and community-led experiences.

Beyond individual residences, the project forms part of a larger integrated waterfront ecosystem that will eventually include retail, leisure, wellness, and dining experiences, reinforcing Ras Al Khaimah’s growing appeal among investors and end-users alike.
